1. Parties. This Exclusive Buyer Agreement ("Agreement") is entered into between the buyer ("Buyer") and Glyphora Real Estate LLC ("Glyphora"), a duly licensed real estate brokerage in the Emirate of Dubai, United Arab Emirates.

2. Scope. Glyphora agrees to act as the exclusive agent for the Buyer in the search, evaluation, and acquisition of the above-referenced property. No additional representation fees shall be charged to the Buyer.

3. Duration. This agreement is valid for 90 days from the date of signing, or until the transaction is completed, whichever comes first.

4. Commission. Glyphora's commission will be paid by the seller as per the listing agreement. No additional fees will be charged to the buyer for representation services.

5. Obligations. Glyphora will provide you with full property details, arrange viewings, negotiate on your behalf, and facilitate the transaction through to completion.

6. Termination. Either party may terminate this agreement with 7 days written notice. Any pending offers or transactions at the time of termination shall be completed under this agreement's terms.

7. Governing Law. This agreement is governed by the laws of the Emirate of Dubai, UAE and the applicable federal laws of the United Arab Emirates.
