EXCLUSIVE BUYER REPRESENTATION AGREEMENT

This Agreement is entered into between the Buyer ("You") and Glyphora Real Estate LLC ("Glyphora"), a licensed real estate brokerage operating in the United Arab Emirates.

1. Exclusive Representation. By signing this agreement, you acknowledge that for the purpose of purchasing the property being toured, Glyphora will serve as your exclusive buyer's agent. You agree to purchase this property exclusively through Glyphora's platform.

2. Scope. This agreement applies solely to the property being toured: 3BR Townhouse — Arabian Ranches, Mirador La Coleccion, Dubai. It does not restrict your ability to use other seller for other properties.

3. Duration. This agreement is valid for 90 days from the date of signing, or until the transaction is completed, whichever comes first.

4. Commission. Glyphora's commission will be paid by the seller as per the listing agreement. No additional fees will be charged to the buyer for representation services.

5. Agent Video Tour Fee. An AED 150 fee applies for the Agent Video Tour service. This fee covers your agent's time and live-streaming costs and is non-refundable once the tour commences.

6. Obligations. Glyphora will provide you with full property details, arrange the video tour, negotiate on your behalf, and facilitate the transaction through to completion.

7. Termination. Either party may terminate this agreement with 7 days written notice. Any pending offers or transactions at the time of termination shall be completed under this agreement's terms.

8. Governing Law. This agreement is governed by the laws of the Emirate of Dubai, UAE and the applicable federal laws of the United Arab Emirates.
